During operation, 4 industrial parks (IPs) including: Bien Hoa 2, Go Dau, Xuan Loc, Thanh Phu encountered a number of problems regarding land, environment, site clearance compensation, and land leased price and was in dire need of dismantling. The above problems were mentioned at a meeting at the office of Sonadezi Long Binh Shareholding Company chaired by Vice Chairman of the Provincial People's Committee Nguyen Thi Hoang on August 16.

According to Mr. Nguyen Ba Chuyen, General Director of Sonadezi Long Binh, the company is the investor of the above 4 industrial zones. In which, Bien Hoa 2 Industrial Park (Bien Hoa City) has an area of nearly 400 hectares, invested in technical infrastructure of nearly 18.5 million USD, has now been filled; Go Dau Industrial Park (Long Thanh District) has an area of 181 hectares, investment capital of more than 16 million USD; Xuan Loc Industrial Park has an area of nearly 110 hectares with an investment of more than 190 billion VND and Thanh Phu Industrial Park has an area of nearly 180 hectares, with an investment of more than 870 billion VND.
The problem in most of the industrial parks is that the sample of wastewater quality after treatment of the centralized wastewater treatment plant in parallel between the company and the Department of Natural Resources and Environment has large erroneous analysis results, causing significant deviations difficult for the company. In addition, each IP has its own difficulties such as: the land rent in Go Dau IP increased from 750,000 VND/m2 to more than 1.2 million VND/m2, causing many enterprises operating in this park doubt; slow resolution of some areas for renewal of land use rights certificates in Xuan Loc Industrial Park; compensation for site clearance in Thanh Phu Industrial Park has not been completed for many years.

Most of the problems in the above industrial parks have been clarified by authorities office and localities to come up with appropriate solutions in the near future.
Vice Chairman of the Provincial People's Committee Nguyen Thi Hoang assessed that Thanh Phu Industrial Park faces the biggest difficulty, because many households in the industrial zone have not yet been relocated. Therefore, authorities office and localities need to coordinate with Vinh Cuu and investors to quickly settle compensation, site clearance and land recovery. Review each case where land must be recovered to find the problem to find a solution. For households that are cleared and must be resettled, resettlement places must be quickly arranged for them.
